OVERVIEW: Sant' Antonio, a recently rennovated 19th century ex-farmhouse combining English elegance and comfort with Tuscan charm and style, is cool, light, cosy and comfortable. Sitting in its own private setting on top of a hill in the middle of a vast and famously beautiful Anglo-Italian family owned estate, it enjoys magnificent, unspoilt views. The estate continues to function as a working estate, producing olive oil, wine, arable crops and cured meats.
The house has been (and continues to be) rented out by the very high-end lettings agency in London - CV Villas - for the past 15 years: CV Villas has an international clientele that expects high standards, and as such the house is vetted by them on a yearly basis. It also means we have many years of experience in this sort of hospitality, and so you will be well looked after.
Despite having many modern comforts, such as wireless, an efficient hot water system, TV, DVD, Apple TV and Sky etc, the house retains many of its many original traditional features like terracotta floors, vaulted brick ceilings, stone walls, a large fireplace and wooden beams. The house is surrounded by terraces and gardens with several outdoor seating and eating areas, and and of course has the use of a large private swimming pool in a stunning setting. The huge, fully equipped kitchen is a great place to try your hand at Tuscan cooking, and is also where we can organise cooking lessons for you. You will be looked after by the staff, who have many years of experience at the house, and the groundsmen who maintain the pool and gardens.
SWIMMING POOL: The pool, which is painted emerald green has incredible views down the valley and is 14m x 6m. Being fenced in, the property is great for young children too. There is a table tennis table near the pool under a pergola.
LOCAL ACTVITIES: Large pool, walks, excellent restaurants and other local amenities and activities (including a tennis club in the village, golf clubs, riding, polo, sailing, wine tasting, spas and miles of sandy and rocky beaches and Tuscany's tallest mountain all withing an easy drive), and access to many of the best bits of Tuscany, be they Renaissance towns such as Florence, Siena, San Gimignano, Pienza or Montalcino, archaeological sites such as Roselle and Tarquinia (and even Rome), and ancient sulhpur baths like Saturnia.

Ground Floor: Entrance Hall, Sitting Room, Kitchen/dining room, twin bedroom, shower room, utility room
First floor: 3 double bedrooms (2 ensuite, 1 with showeroom next door), two twin rooms, 1 ensuite showeroom, one with bathroom next door, TV room.
Other Facilities: Washing machine • Dryer • Dishwasher • Microwave • Professional Prosciutto/Salami Slicer • Sky satellite TV with sport/cinema • Apple TV • DVD Library • CD player • WiFi • Ceiling fans (all bedrooms) • Heating (payable locally) • Insect screens • Portable barbecue • Wood burning Pizza/Bread Oven • Covered parking x2.

There is 4 hours of daily maid service 6 days per week (except Sunday) who make beds and do a general tidy up. Cooking (even for the arrival day) and babysitting are available, and can be arranged directly with the maids, though please consider that it will not always be available if the maids have there own things to do. Beds are changed every Saturday.
PLEASE NOTE:
- Rentals are from Saturday to Saturday, unless otherwise agreed. The price is therefore for a week's stay for the entire villa. It includes staff for 4 hours a day (cooking is extra, see T&Cs). Utilities in the summer as well as taxes are included in the price.
- Check In is after 4pm and ideally before 8pm. Check Out is no later than 10am (please take into consideration distances from airports in you arrival/departure time calculation).
- CANCELLATIONS AND REFUNDS: For peak season rentals (ie rentals that start in July and August), a 25% deposit is taken by HomeAway upon booking, and the remaining balance is taken by HomeAway 90 days prior to the beginning of your stay. Foor bookings starting in July and August, we do not offer refunds at all. For the rest of the year, a 25% deposit is taken by HomeAway on booking, which is refundable up until 60 days before the start of your stay, while the remaining balance is to be paid 60 days before the start of your stay. Once 60 days before the start of your stay has passed, the whole amount is no longer refundable. (Unfortunately the peak season is stricter as, due to the higher plane fares in July and August, it is unlikely we could replace your week(s) last minute should you cancel.
