Our chalet is subject to very careful cleaning and disinfection according to the Covid 19 protocol, which can be viewed and / or downloaded from our site.
To be able to carry out this work in good conditions we prefer the rental t from Sunday to Sunday to allow the cleaning and disinfection teams to work properly over two days instead of just Saturday This also allows our guests to avoid traffic problems road often very important on Saturdays in Rhône-Alpes during ski season and school holidays (traffic often classified "black").
Reservation cancellation
In the context of the Covid-19 pandemic, if exit and / or travel restrictions were introduced by the public authorities, the deposit and the balance - if it has already been paid - will be reimbursed in full unless the lessee wishes to defer these sums for a later reservation to be agreed according to the health situation and our availability.

The owners do not live on site but 4 hours by car from Samoens, it is an agency - the Conciergerie du Grand Massif - which manages this property: rental contract, key collection, inventory, cleaning ...
However the price advertised on the site is a net price, the agency fees being the responsibility of the owners.
There are therefore no additional costs apart from the tourist tax collected by the Municipality (per day and per adult over 18).
The keys are handed over during the opening hours of the agency every day before 6.30 p.m. unless specifically agreed with the Conciergerie u Grand Massif.

CONTRACT PURPOSE The purpose of this seasonal rental contract is to define the terms and conditions for renting the premises identified below, by the Lessor to the Lessee, for the duration and under the terms and conditions determined herein. This seasonal rental contract is concluded "intuitu personae", for the sole benefit of the Lessee, signatory hereto and identified at the beginning of the contract. The Lessee may not allow any other person outside its family to use the property, whether paid for or not and/or on loan. In the event that the rental contract is concluded between the Lessor and several Lessees, the latter shall be jointly and severally liable for the performance of the obligations in this contract (solidarity clause). This is a seasonal furnished rental, for the exclusive use of a dwelling, for a period not exceeding 90 days. Any total or partial sublease is prohibited. Any professional, commercial, craft or other activity is prohibited The reservation contract may not be assigned under any circumstances without the express agreement of the owner. The option chosen by email or telephone is confirmed by paying 25% of the rental price as a down payment. The down payment is a final commitment (the balance is due). Upon receipt of the down payment, the Lessor shall send the Lessee, with a receipt, this rental contract in duplicate specifying: the duration of the rental, the price of the stay, the amount of the security deposit, the address of the rented property, the number of persons authorised to be in the accommodation, the rental terms and conditions. The rental for the period covered by the option is suspended. The Lessee must return this contract, signed and accepted without any deletion or line deleted within 15 days, accompanied by an insurance certificate for the rental risk (see Rental General Terms and Conditions > Paragraph 4-5 Insurance). The contract is then binding and the following clauses are applicable. The booking is then fully validated. 2-On-site representation of the Lessor. The owners, living remotely in Samoëns, have entrusted the on-site management of the chalet to the Conciergerie du Grand Massif, which will be the Lessee's contact for the delivery of keys, entry and exit inventories, the handover of the chalet (working order) and to resolve any problems during the stay. To find out more about these services, please visit the website or contact us for pricing. 3-Declaration by the Lessor. • The Lessor declares to be the owner of the property and to have free disposal and full enjoyment thereof during the period defined above. At the simple request of the Lessee, the Lessor shall justify its status as owner by producing an EDF receipt, a property tax notice or any other official document. • The Lessor undertakes to maintain the rental property covered by this contract in a satisfactory state of maintenance, cleanliness and safety. • The Lessor agrees to report promptly any change out of its control that alters the comfort or disturbs the enjoyment of the rented property (inconvenience, failure of equipment, etc) to the Lessee. • In the event that a device or equipment having a major influence on the Lessee's comfort proves to be faulty, the Lessor undertakes to implement the means to repair or replace it as soon as possible. However, the Lessor and the Concierge Service are not liable for any partial deprivation or loss of use and for any delays in carrying out the necessary repairs due to the difficulties experienced during the season in order to obtain the intervention of qualified personnel or a specialized company. • In the event of an interruption to the operation of the services, the Lessee must notify the Concierge Service. The latter will do its utmost to obtain the necessary interventions but declines any responsibility within the deadlines for carrying out the work, as well as for any inconveniences caused. Interruptions to the operation of the property's general services or public services do not justify a rent reduction if such interruptions are not due to an act of the Lessor's will. • The Lessor and the Concierge Service decline all responsibilities concerning the rental risks incurred by the Lessee's furniture and personal effects, particularly in the event of fire or theft. The Lessee undertakes to waive any claim against the Lessor and/or its representative in the event of theft and damage in the rented premises. 4-Lessee obligations. 4.1- Use of the premises. The Lessee undertakes to: • Occupy the premises personally, with all due diligence, maintaining them, adhering to the internal rules of the property and the tranquility of the neighborhood • Make normal and reasonable use of the means of comfort (heating, water, electricity, etc.), as well as the equipment (household appliances, multimedia, kitchen, etc.) placed at its disposal • Inform - without delay - the Lessor's representative of any breakdown, damage, incident, damage or malfunction affecting the dwelling, its furniture or equipment • Refrain from throwing away objects in sinks, basins, baths, showers, sinks that could obstruct the pipes, failing which it will be liable for the costs incurred for the return to service of such equipment • Authorize the Lessor, or any third party mandated by him, to carry out - even in its absence - any repairs, necessitated as an emergency during the duration of the rental, of any technical problem harmful to the smooth running of the stay, by renouncing in advance any claim to compensation or rent reduction • Allow the Lessor to visit the premises if the Lessor or representative so requests • Use furniture and movable objects only for their intended purpose and in the places where they are located. • Replace the furniture and movable objects in the place they occupied at the time of entry. Otherwise, cleaning and/or restoration and repair will be charged at the rate in effect at specialized companies. • Not make, for any reason whatsoever, any modification to the electrical and water installations, or any modification to the layout of the furniture and premises • Return all keys, electronic opening and closing devices and alarm system badges before departure. A lump sum of €100 per unit of key or electrical opening device will be required in the event of loss or damage. 4.2- Number of occupants. The property is rented for a maximum of 14 people. The Lessee expressly undertakes not to exceed this number without the owner's authorization, under penalty of immediate termination of the rental contract. 4.3- Pets. The presence of pets in the accommodation is strictly prohibited, regardless of its duration, unless expressly authorised in writing by the Lessor. 4.4- Lessee obligations. The Lessee is liable for damage caused to the rented premises and objects, to neighbours or any other person, whether by itself, by the persons for whom it is responsible or by the objects or other items in its custody. The Lessee shall be solely responsible: • For the deterioration, breakage or disappearance of any object or furniture, • Damage that could be caused to installations of any kind, in particular due to freezing (windows left open, etc.) as a result of negligence, carelessness or improper use. The Concierge Service undertakes to inform the Lessee, upon request, of all matters relating directly to the chalet itself, the equipment therein and how it operates. Movable objects shall only be subject to depreciation resulting from normal use. Damaged, broken or missing objects: • Will have to be reported and replaced by others of similar and equal value • Failing this, the replacement price will be retained from the security deposit by the Concierge Service, which will determine the replacement cost. Repair of damage caused to the property itself (wall floors, ceilings, sanitary facilities, etc.) and to fittings of all kinds (electricity, heating, plumbing, etc.) will be subject to quotes from specialized companies. The amount of the repair will be deducted from the security deposit if that is sufficient. The Lessee is responsible for the use of the Internet access made available to it during the rental period. It is worth recalling that under Article R.331-39 of the Intellectual Property Code, the downloading and/or sharing of certain works is strictly prohibited (use of software such as "e mule" or "u torrent"). The Commission for the Protection of Rights (HADOPI) carries out online checks and is able to identify the work, day and time of infringement. In the event that it reports an abusive or prohibited use of the chalet's Internet line, the Lessor would be obliged to provide the identity and contact details of the occupant. 4.5- Insurance The Lessee is required to be liable for rental risks and to compensate the Lessor for any damage and/or harm for which it is liable. Consequently, it is essential that the Lessee be insured against rental risks, theft, fire, water damage, claims made by neighbours and for damages caused to the rented furniture. There are two ways to meet this obligation: • Verify that the Lessor's own comprehensive home insurance policy covers seasonal rental risks (this is the "Resort Guarantee") • Otherwise take out a special "Seasonal Rental" insurance policy for the entire duration of the rental. The latter usually includes a rental civil liability component, cancellation insurance, interruption of stay and repatriation costs insurance. The premium is proportional to the amount of the rental. For the safety and peace of mind of both Parties, the Lessee must IMPERATIVELY send to the Lessor, with the completed and signed rental contract, an insurance certificate covering its liability for the seasonal rental valid for the period in question. This certificate is essential in order to validate the booking. 5-Internal regulations of the property. • The chalet has a large and beautiful central fireplace without any masonry on its 4 sides. It is equipped with a 4-sided glass firewall that MUST be lowered when the fireplace is lit. As the chalet is entirely built of wood, this is necessary to protect it from fire and ensure the safety of its occupants. • A drying device for ski boots is installed in the garage. This device is programmed so that the occupants find their shoes dry and warm every morning. The doors of the cabinet in which this device is installed must ALWAYS remain CLOSED and the programming must not be changed. • The owners have an agreement with a private company that ensures - for the comfort of the occupants - snow removal from the entrance of the garage and the parking platform in the morning before 10 am. In case of heavy snowfall, it is necessary to move vehicles so that this company can intervene. • The Lessor or the Concierge Service does not clear snow from the outside stairs. A snow shovel is available to the occupants in the garage. • The cleaning at the end of the stay is included in the rental price, provided that the Lessee complies with the following obligations: o the beds must be undone, the sheets collected in the laundry room, o the dishes must be clean and tidy, o the dishwasher must be empty, o the bins must be emptied. If these obligations are not met, the corresponding work will be billed at the hourly rate in effect by the Concierge Service and retained from the deposit. • The chalet is a NON-SMOKING residence • Organizing parties, festivities, events of any kind involving more than 4 non-resident guests is strictly prohibited. 6-Turnover of keys- Arrival and departure times The rental is granted for a stay that begins on the day of arrival at 5 pm and ends on the day of departure at 10 am. The keys are handed over by the Concierge Service on the day of arrival between 5 pm and 7 pm. Any delayed arrival must be reported in advance and by telephone to the Concierge Service. No arrival can take place outside the opening hours of the Concierge Service, which is the only entity authorised to hand over the keys. The duration of the rental may not be extended beyond the days and hours provided for in the contract, unless otherwise agreed by the Lessor and the Concierge Service: the Lessee will have the right to extend the stay in the event that the premises are not already rented, subject to prior notice given to the Concierge Service. A rental supplement will be charged on a "pro rata temporis" basis. In the periods of medium, high and very high season, the rentals are for at least 7 nights and take place from Saturday to Saturday, or from Sunday to Sunday. In low-season periods (January, April, spring and autumn), the rental is open for short stays (minimum 3 nights). Lessees may enter and depart on all 7 days of the week. Generally, the Concierge Service is present for arrivals. However, in case of force majeure or during periods of very high traffic, if this is not possible, the Concierge Service will indicate precisely the location of the rented premises, giving special instructions concerning the operation of certain appliances (heating, hot water, etc). On the day of departure, the keys are normally handed over to the Concierge Service before 10 am. The Lessee must first notify the Concierge Service if the departure takes place before the opening time of the Concierge Service. 8-Status report of the Premises and Inventory A status report of the premises and an inventory of the furniture made available are given to the Lessee when entering the accommodation. If the status report and the inventory cannot be prepared and signed by the Lessor's representative and the Lessee simultaneously (contradictory status reports and inventories), a status report form will be given to the Lessee. The Lessee will be required to check in its own interest, the inventory, status report of the premises, proper functioning of household and sanitary appliances, and to report any anomaly to the Concierge Service within 48 hours, making any observations in writing. After this period, the inventory and status report shall be deemed to comply and accepted without reservation by the Lessee. A status report, and an inventory, will be drawn up by the Parties at the end of the lease, each Party keeping a signed and initialled copy. At the end of the rental period, if the Concierge Service cannot check the status report at the precise time of the Lessee's departure, in the absence of a status report and/or inventory, or if the Lessee draws up the status report and/or inventory alone, the absence of a dispute by the Lessor's representative within 48 hours of the end of the rental period will be deemed to be equivalent to the premises being returned in good condition and with a full inventory. In all cases, the verification which systematically takes place before the next lessee takes possession of the property and the status report form given on arrival, constitute a substantial guarantee. RENTAL PRICES AND FINANCIAL TERMS AND CONDITIONS Our rental prices are inclusive of all charges: • concierge fees, • supplies of sheets, towels, household linen • water, electricity and heating consumption in winter • Internet access, • wood for the fireplace • cleaning at the end of the stay • Please note that the phone is not available. This agreement is binding and final. SECURITY DEPOSIT 1-Paying the deposit. A deposit of €3,000 (three thousand euro) is required in the form of a pre-authorized credit card payment, to be provided at the same time as the balance of the rental, i.e. at the latest 30 days before the arrival date. For the deposit or security deposit, the Lessor uses the SWIKLY service (an extra-secured system), which allows the Lessee to make his deposit simply by pre-authorized credit card without making a payment. SWIKLY thus avoids having to send a deposit cheque, make a bank transfer to a stranger, or communicate credit card information. With SWIKLY, the booking is secure without a money transfer; the payment information is secured by certified banking partners and is never disclosed. SWIKLY does not use the personal data of payers, it is free and without obligation. The Lessee can therefore accept "swiks" requests with complete peace of mind because the money is only debited in the event of a problem and its credit card limit is not affected. However, the Lessee authorizes this debit in the event of an issue. In this case, Swikly is the mediator and checks the terms of payment for the deposit. To make the deposit, the procedure is very simple: 40 days before the start of the rental, we will send you an email with a link which you just have to click to be connected with SWIKLY and follow the instructions No handing over of the keys can be done without the security deposit having been made. 2-Return of the deposit. The cancellation of the deposit is only possible if, and only if, the accommodation and its contents have been returned in a good state of repair and cleanliness, without damage, at the agreed time. If the deposit has been made using SWIKLY and these conditions have been met, the deposit automatically expires within three months. If, on the other hand, the Lessee has not fulfilled its commitments, and/or if damage is noted, the Lessor requests partial or full collection of the security deposit from SWIKLY, which will take care of the rest and inform the Lessee via email. SWIKLY examines the information provided, contacts the interested parties where necessary and, based on its general terms and conditions, decides whether the collection request is valid. SWIKLY offers an arbitration service in case of disagreement between the Parties. If damage or breaches of the property's internal regulations are noted in the status report, the Lessor is entitled to retain part of the security deposit. In this case, the security deposit, after deduction of rental repairs, must be returned no later than 2 months after the status report. The Lessor must provide the Lessee with proof of the amounts withheld from the security deposit. If the damage caused to the leased property requires sufficiently extensive and prolonged work making it unfit for rental, the Lessor shall be entitled to demand compensation for the damage suffered, namely payment of the rental periods that the Lessor had to cancel. If the deposit amount is insufficient, the Lessee undertakes to complete the sum (hence the importance of being insured). As for the Concierge Service, the fact of collecting and withholding this deposit amount shall in no way make it liable to the Lessor for any damage that may be caused by the Lessee. BOOKING CANCELLATION Please note that the amount paid for the booking will be treated as a deposit, and the commitment will be considered as definitive. The balance will then be due. However, the owners will apply the following cancellation policy in the event of a booking cancellation by the renter: • If the cancellation occurs at least 60 days before the arrival date, up to 100% of the deposit will be refunded; • If the cancellation by the renter occurs between 60 and 30 days before the arrival date, up to 50% of the deposit will be refunded; • If the cancellation occurs less than 30 days before the arrival date and after the payment of the rental balance, no refund will be made.
